The Design Dialogues site houses all online publications from the School of Design Strategies at Parsons School of Design.

This site is funded by the Stephan Weiss Lecture Series on Business Strategy, Negotiation and Innovation. This lectureship was launched in 2002 to commemorate the life of the late artist and sculptor Stephan Weiss, husband and business partner of the fashion designer Donna Karan. Weiss co-founded Donna Karan International in 1984, and was instrumental in every significant venture the company undertook: launching and structuring new brands, most notably the Donna Karan Beauty company; signing new licenses; establishing in-house legal and creative departments; devising its computer design technology; orchestrating the company’s initial public offering in 1996; and negotiating its sale to the current owner LVMH Moet Hennessy – Louis Vuitton.

Artists have led the transformation of many neighborhoods with unintended side effects, including gentrification.

Art of Capital fosters the co-existence of artists, retailers, and manufacturers to create a cycle of development within which these diverse cultures might nurture one another.

Then the community splintered in two—one serving the rich on the Upper East Side and Midtown, the others in Soho and Chelsea. Artists have led the transformation of many neighborhoods, with unintended side effects. Often, these areas become so expensive that they out price the very artists that made them destinations in the first place. In this context, artists are effectively a migrating flock of suicidal urban transformers with taste as their weapon. Art of Capital—an innovative alternative to the complex processes of gentrification— aims to foster the co-existence of artists, manufacturers, small and mass retailers to create a cycle of development within which these different cultures can nurture one another.

Art of Capital focuses on New York’s Garment District, Hell’s Kitchen, and adjacent neighborhoods that connect a diversity of densities—high-rises of Midtown East versus brownstones of Hell’s Kitchen— and cultures—art galleries in Chelsea and the pop culture of Times Square. In these neighborhoods, I identified odd parcels—small leftover spaces nested among fully maximized developments— each byproducts of how developable land is assembled in the Manhattan grid.

Inspired by the anti-monuments of Svay Sareth these scattered parcels create an urban form that is a reflection of power, rather than a symbol.

Occasionally, for example, there are small parcels of land sandwiched between large buildings. Other odd parcels include little triangles such as the odd parcel created where the turning radii of the Lincoln tunnel overrides the grid. These low cost parcels of land can act like urban welders—providing a platform for micro-public plazas, alleys, roof terraces, and, of course, art studios to develop.

Art of Capital provides a framework for unconventional art spaces to emerge out of our contemporary context and blur economic and cultural capital.
